Manager - Feasibility (Cost & Budget)

Responsibilities & Context

Perform and create a variety of market and financial analysis including but not limited to market analysis, feasibility studies, impact studies, valuations, cash flow, debt and equity investments, and special projects including asset management.

Evaluating real estate assets or projects feasibility as per the parameters, criteria and principles established by the Management using models referred to above ensuring an acceptability and technical suitability is maintained.

Provide full-fledge support with decisions related to regular and development projects by conducting research and feasibility analysis, as well as benchmarking analysis.

Preparation of pricing documentation, obtaining approval and disseminating to the relevant authorities as defined.

Apply feasibility outputs, and other financial information to prepare gearing scenarios with the objective of determining the optimal monetary requirements to facilitate in dealing and negotiating with low-cost financing.

Responsible for the various financial and non-financial reports and studies prepared by and carrying out the necessary checks to ensure consistency and proper use of assumptions that there are no technical errors and that the information generated meets the purpose it was created for so that any information or report produced as deliverables can be considered as completely reliable and accurate to serve as basis for management decision making.

Responsible for the overall real estate investment feasibility and due diligence process for the portfolio assigned by the Management, ensuring compliance by all internal and external business unit heads.

Ensure compliance with feasibility mandate and group undertakings and relevant legislation that governs the feasibility to be a successful one.

Performing price surveys, analyzing and preparing comparison statements based on raw data from market surveys specially real estate companies.

Making feasibility report of new project or new land and submit report to top management.

Cost estimation report of apartment or land prices in reference to surrounding environment.

Creating data analysis reports and give it to top management that directly impact the decision making of the top management.

Regularly evaluating flats prices according to current market condition, after conducting competitor and customer insights analysis.

Making a standard price for the segmentation of product wise, area based, USP based.

Any other feasibility work to be assigned relate to project to this function by the Management.
